Water Leak
Not Noticed for
Two Days
!
There was a leak of the Solar Heating system for the Cabana pool noticed November 11th. For two days water spewed out from a broken pipe plastic pipe till it was reported on a Friday. The Property Manager dispatched service to stop the leak. But repairs were not to be scheduled till Monday. Next day the Cabana Pool started overflowing as the solar heating system pumps had been shutdown to stop the leak. Another emergency call was made with the system fixed over the weekend at the weekend rates. The area were this leak occurred is somewhat a traveled area from the outside Cabana parking lot. But those members and residents just assumed that someone had called it in. This was not not true for two days.
Leak Through the Wall
On the Heil at the Grunion side, a leak was occuring a week after from the bottom of the wall. A member mention this to this reporter that they had notice it the day before and was wondering why it had not been fixed. It was because it had not been reported. It was fixed in a couple of days. Do not assume that because see a problem, that someone has reported it. Each day a leaks goes on cost you money from your dues.■
Editor Note: Just because you notice a leaks, does not mean that is has been reported. It probably has not!!. The more people report these issue to the Property Management even if they are duplicate, the more the Property Manger is motivated to act on it immediately. Also, you can seen your concerns via email to the Harbour Vista News mailing list or this editor (include a photo). That will get action from the list to let you know if it has been reported.

Fallen Tree Near Lago Roadway
During the recent Santa Ana winds, a tree was blown over in the grassy area along the Lago roadway between parking spots 53 to 59. The fallen tree brushed a parked car leaving sap on its hood. Fortunately the car was not damaged.
Some History
The grassy areas against these Lago parking spaces had several trees in the past. Only one full grown tree is now left standing. About a year and a half ago, a resident had tripped from an indent left by a fallen tree.
Unleveled Areas
There are several unleveled holes or indents along this grassy strips from other tree removals. The Board has directed the landscapers to even out these indents or holes.

September 2020 Maintenance Happenings
Cabana Restroom Remodel
You may have already noticed the Cabana restrooms have been remodeled. The work was started at the beginning of the pandemic and is finished. Both the restrooms have opened. The restrooms have new floor tile floors, new fixtures and new paint. Locks have been update with a “Vacancy” wheel making these single privacy use. The men’s restroom has a new door.
Not Without Glitches
The Architectural Committee performed an inspection of both restrooms and they are beautiful, they found some discrepancies which they reported to the HOA to resolve. The men's restroom fan is extremely load and the new urinal's outside piping is still crooked just like the old one. This is probably due to the underlying plumbing. The power receptacle in men’s sink was never a GFI receptacle but is wired to the Woman’s restroom plug which is a GFI receptacle (daisy chained). The only way to reset the men’s power receptacle is from the women’s restroom. This has been that way for years. The mirror is missing in the men’s bathroom. The men's restroom is waiting for a new mirror which is on order. The men’s restroom's soap dispenser does not work but will be either fixed or replaced. The men’s towel dispenser is very old and will also be replaced. This is being either replaced or repaired. The final remodeling is missing a bench in the dressing areas for both restrooms but new benches are on order to be installed.
Inspection
Inspection of Harbour Vista falls under the Architectural Committee. One of the member is a retired building inspector. But any member or resident can bring to the attention any poor workmanship to the Architectural Committee and/or Board through the Property Manager.
