June 2022 Maintenance Happenings
Water Main Replaced
A new water main meter and valve near the 4831 Lago building was replaced by The City Water Company on June 8, due to a leak. This entailed dig into the Lago Roadway. At the same time, it was discovered that the
line to Harbour Vista to 4831 and 4791 Lago was defective, the wrong kind and improperly installed. The HOA was able to have DryMaster who as on the
property at the time replace this piping. The City Water Company was nice enough to excavate the the area and wait around till our repairs were completed.
Tree Removal
On June 16th six trees at Harbour Vista (Blackbeard, Cabana and Lago) were removed. Trees were not touched at the Grunion setting. The majority of trees were removed for safety reasons. This particular group produces a hard-spiny ball that falls on our walkways potentially causing serious tripping hazards. In addition, they have strong, aggressive root systems that have been responsible for leaks in our irrigation structures as well as uprooting many grass areas. One tree was removed because it was a nuisance, growing into the buildings and blocking patios. One was removed near the car wash space because it was rotting away from the inside. The Landscaping Committee will replant new trees once they decide what trees respond the best to each vacant area. ■

April Maintenance Happenings
New Dressing Bench
Volunteer Edwards Fernandez spent last Sunday, April 24, 2022, building and installing a dressing bench in the woman’s Cabana pool Restroom. Materials were supplied by the HOA. Volunteers like Edward are unsung heroes who contributions to the community are many times over look. Edward has been done many things for the HOA, such as fixing locks, building a landscaping drain and so forth. As Edward has stated he feel all of Harbour Vista belongs to all of us and want to take care of his property. He plans to build and install the same type bench in the men’s restroom shortly.
Cabana BBQ Gas Line Restored
On Saturday, April 2, ASP installed two new gas lines at the Cabana Pool area. One to the Cabana barbecues and the other one to the Clubhouse heater. This entailed digging several trenches. The trench to the barbecues required cutting cement. On the outside of the Cabana pool new trenches were dig to run the other line to the clubhouse heater in the back. This was all completed in one day and during cold weather to not interfere with the use of the pool. All the Cabana barbecues are now working and there is heat for the clubhouse. ■

March Maintenance Happenings
There She Blows
On Wednesday March 23, around 6:15 am a call was received at PowerStone after hours emergency number from a resident stating that there was a water leak at the 4831 Lago Boiler. Around 7am, text messages were sent to the Board that water was shooting up 40 feet from this boiler. An emergency call was made at 8:10 to the HOA Boiler vendor ProStart Mechanical. They arrive around 9am to stop the geyser. The piping manifold had developed a leak and emergency approval was granted. The system was back on to 4831 and 4871 Lago Buildings by 10:30am.
New Roof for
16521 Grunion Building
A new flat roof replacement started on Monday February 28, 2022 for the 16521 Grunion Building. The old roof had experienced many leaks over the last two years. To perform the replacement, the vendor brought in a crane to haul his material to the roof. They also place a gas powered generator in from of the elevator top floor area. Unfortunately, there is some noise associated with it running. This replacement should be finished by the end of the week. Please excuse the dust. ■

The River is Rising!
On morning of Monday, January 31, the Landscaping Committee on the Grunion side noticed that the main pond was starting to overflow its banks. This was called in immediately and the Powerstone says they would
contact the appropriate vendor. For some reason that vendor Diversified Waterscapes did not get the message, but since Tuesday, February 1 was their regular maintenance day at Harbour Vista, their technician notice the issue and check out system. A bad float was discovered and replaced and the pond returned to normal.
Safety System
Diversified Waterscapes pointed out that the pond system has a safety system where even though the pond continued to receive water because of the failed float valve, pond level would not go above certain level. Though some minor amount of water did go to the street.
Cabana Pool Vandalism!
Around 3AM in the morning of Thursday, February 3, some young teenage girl who it appear were not to be resident trespassed the Cabana pool area. They creating a ruckus by jumping up and down and waking several neighbors. Before they left they had broken one pool pole light and the light over the outside sink. Both lights have been repaired. The Board is deciding to re-implement the wifi camera system from last year pilot which will an on demand monitored system.■

More April 2021 Maintenance Happenings
On April 19th an entourage of Benrick plumbing trucks showed up at Harbour Vista to flush both hot and cold water lines at of the 16521 Grunion Building. This was a request from the Board to resolve an issue with sediment in the water. Though similar issues are affect all Buildings at Harbour Vista, it was decided to initially flush one building and if results seem promising then to flush the other buildings.
Common Boiler
Both 16521 and half of 16551 Grunion Buildings share the same hot water boiler and the cold water systems. Even though this flushing was only for the 16521 Grunion Building, both the hot and cold water system needed to be shutoff for 16521 and half of 16551 Grunion Buildings
The Stacks
The Grunion side of Harbour Vista uses a plumbing system where both hot and cold water systems are split to individually controlled stacks of five unit each with four stacks per building. Benrick Service decided to enlarge the draining spigots at each stack control valve located at each of the four gas meter set of the 16521 Grunion Building. Hot water goes into the building and is returned to the Building through two shutoff valves. Cold water has only one shutoff valve into the building. This required some new piping and soldering.
Each Stack was Flushed
Each hot water Stack was flushed and the cold water system drained via a hose to the roadway. The drain water was checked for excess sediment. The boiler system was also flushed. Some sediment was notice. The cold water pressure is also higher than the hot water, but not in any great significants.
Jury Still Out
Hopefully this will reduce this sediment issue. But the jury is still out on that conclusion. Meanwhile another issue has risen where members are not getting hot water. But that is for another story.■ |

April 2021 Maintenance Happenings
I Have Been Stumped
In late April, several trees were removed on the Blackbeard side leaving some stumps. Residents now noticed their walkway are brighter or naked depending how you look at it.
Tree Trimming in Late April
Following the stumping, several trees were trimmed at the Lago Gate to Heil. These guys like to climb trees.
Strainers Clean
Also in April, The HOA had all the boilers strainer cleaned. The strains are to prevent build up a sentiment in the water from the City.. As shown below, this stainer
is contained in a 45 degree shutoff where sand is drop to the bottom and then drained.For this maintenance, the water did not need to be shut off.
But the plumbing service Benrick provide a crew of four truck to do it.
Good Neighbor
During this effort, a resident could not start his car because of a dead battery. One of the Benrick worker was nice enough to provide him a jump when he was leaving the property. ■ |

Gas Leak forces Cabana Jacuzzi Close
The Cabana Jacuzzi has been closed going on two weeks. Gas smell was noticed by a resident who was walking in the afternoon by the area on a Sunday, March 21st. This was verified by a Board members who called the Gas Co. The Gas Company came out immediately and red tagged the meter and shutoff the gas. Le Court plumbing investigated the situation on March 25th and has reported what needs to be done to repair this system. Powerstone will report to the Board. In the meantime and as of this writing, the Jacuzzi will remain closed.
Barbecue Maintenance
The HOA had all the Barbecues at Harbour Vista clean this month. This was extensive cleaning as shown in the pictures. This cleaning required a crew of two and a couple of hours for each barbecue. The HOA has cleaning of the Barbecues scheduled as on-deman bases. ■

Grunion Walkway Slab Leak
On January 11th, a resident noticed a puddle of water between garages #6 and #7 on the Grunion Side. Concerned residents contacted Parking Committee Chairman Brenda Richardson, and posted a message to the Harbour Vista HOA Discussion List. Brenda Richardson, contacted Powerstone and the Board. An emergency crew arrived a little after 2PM. They concluded that the sidewalk near garage #10 had a cracked pipe coming from the main water line. The water was shut off for 16581 Grunion and half of 16551 Grunion. The Board authorized the repairs. The crew used jack hammers to break the cement walkway. They discovered that a main irrigation line had broken and new fittings were installed. The water was turned back on to the buildings around 6:40PM. Cement work to restore the walkway still needs to be undertaked. A plywood board currently covers the repairs with road work cones placed around to warn residents.
Residence Took the Initiative
Several residents took the initiative to notify people about this water leak, contacting neighbors, the Board and Powerstone. The HOA Parking Committee Chairman Brenda Richardson coordinated with Powerstone and the maintenance crew for the prompt repair.
