HOA Condo Orientation Class
On Saturday January 27, Architectural Committee Chair Michael Barto hosted a Condo Orientation Class for owners/residents. Twelve (12) residents attended the class which lasted approximately 2 hours.
24 Slides
Michael Barto used twenty-four slides that covered living in a condo with shared walls and floors, common water supply, hydronic heaters, plumbing, parking and garage issues.
Walk Thru
After the class, Michael Barto conducted a tour of the facilities hidden areas including the clubhouse back room with the video surveillance system, bunker pump room and two boiler enclosures. Emphasis was placed on how to turn off the water in a condo as well as how to access the outside metered power cabinets.
Discussions
Other points of discussion touched on was the responsibilities of the condo homeowner as compared to owners of townhouses and free standing homes. The HOA was discussed, the property manager company and what the homeowner responsibilities are to maintain their condo. HOA documents such as CC&R’s, By-Laws, Rules and Regulation and Architectural Guidelines were also described. The Land Lease was briefly touched on.
Outcomes
The attendance and level of interests was pleasantly surprised to the host. The purpose of the class was for everyone to walk away with learning something. This seem to be successful.
Next Class
Michael stated he had received some calls from members/residents who wanted to attend the class but could not because of the scheduling conflict. Therefore, he has decided to schedule another class for Wednesday February 21, 2024 at 2PM, again in the Cabana Clubhouse.
Registration Required
Once again, members and residents who want to attend this new class, must register by contacting Michael Barto. Call or text to 714-883-1949 or Email [email protected]. ■

Vandalism Report
DO YOU KNOW THESE BOYS?
On January 28, 2024, two boys broke a member’s windows across from the Basketball court. They of course were not playing basketball but practicing soccer - using the west wall with the wall and fence acting as a goal position. After breaking the windows, they collected their soccer ball and then ran away immediately. The member Rick Manning who is also Vice President of the HOA, is now responsible for the repair of his upstairs window which will require an on-call repair. HOA members are responsible for repair and maintenance of their condo windows.
Looking for these Vandals
Rick Manning asked if anyone knows who these boys might be (they ran towards the Grunion side), to please contact him, so he may approach them and contact the parents. The parents are responsible for their kid’s actions and need to pay for his broken window. Your reporting will remain confidential. Please contact the Newsletter ([email protected]) or Rick Manning ([email protected]).
Accidents Happen
Accidents happen, but people need to be responsible. Obviously, residents should not play soccer on the Basketball court, nor baseball or any other type of sport where a projectile can be kicked into a building. If things like this continue, the HOA will be forced to close the basketball court. ■
